How much does property management cost?
A percentage of the annual rent, agreed in writing before the agreement is signed and deducted from the rent we collect. The rate depends on the property and whether you want let-only or full management; across the Dubai market, full management is generally quoted between 5% and 10% of the annual rent. Ask for our current rate when you request a valuation.
How and when is the rent paid to me?
Rent in Dubai is normally paid by post-dated cheque, in one to four instalments across the year. We bank each cheque when it falls due and transfer the funds to you, with a statement showing the rent received and any costs deducted.
Can the rent be increased at renewal?
Only within the RERA rental index. If the current rent is within 10% of the market average for similar units, no increase is allowed. Above that the permitted increase rises in steps to a maximum of 20%, and the tenant must be given at least 90 days' written notice before the contract expires. We check the index and serve the notice for you.
What happens if a rent cheque bounces?
Since January 2022 a bounced cheque is a civil matter rather than a criminal one, and the cheque itself can be enforced directly through the courts. We contact the tenant the same week, serve the required notice, and prepare a case for the Rental Dispute Centre if the arrears are not cleared.
Who pays for maintenance?
By law the landlord is responsible for maintenance that affects the tenant's use of the property, unless the contract agrees otherwise. Most tenancy contracts make the tenant responsible for minor repairs up to a stated amount, and the landlord for anything above it. We agree a spending limit with you, and anything above it is quoted in writing before work starts.
Do I need to be in the UAE to sign anything?
No. The management agreement and tenancy contracts can be signed remotely, Ejari can be registered by us as your agent, and a power of attorney covers anything that needs a signature in person.
What is Ejari and why does it matter?
Ejari is the Dubai Land Department system that registers every tenancy contract. Registration is compulsory, the tenant needs it to connect DEWA and for residency visas, and neither party can file a case at the Rental Dispute Centre without it.
Can I sell while the property is tenanted?
Yes. The tenancy transfers to the new owner with the property, and a tenanted unit is often attractive to an investor. If a buyer wants vacant possession, the tenant is entitled to 12 months' notice through a notary public or by registered post.
